Woodworth Core Group provides a variety of valuation services for the hospitality sector including: appraisals, consulting, feasibility studies, property tax appeals, loan monitoring services, and expert witness testimony.
Our clients include all types of lenders (Balance Sheet, CMBS, SBA, EB-5, and USDA), hotel owners, developers, management companies, and attorneys. We have experience with proposed construction hotels, performing hotels, distressed hotels, hotel renovations, and with rebranding/repositioning situations.
Specialized Hospitality Experience
Hospitality is a specialized commercial real estate segment that requires a unique set of skills and expertise to fully understand. All of our appraisers are highly trained in hospitality valuation, with decades of experience in the hospitality sector, coming from diverse backgrounds in valuation, brokerage, management, and development.

Our valuation experience encompasses all types of properties within the lodging segment, ranging from small independent inns to franchised hotels to large full-service resorts. We can evaluate single assets or large portfolios.

We have worked with nearly all major brands and understand the operational and performance implications accompanying a change in brand affiliation, including the often significant PIP renovations. We have also worked with numerous independent and boutique hotels, and with short-term-rental (STR) properties.

Concise & Credible Reports, Always on Time
We strive to offer a competent and concise report that is tailored to fit the specific type of hotel being appraised and to the level of detail needed by the client. Our reports are USPAP compliant and always include an MAI signatory.

We typically offer multiple timing and fee options ranging from 2 to 4 weeks, but can often accommodate faster timing as needed. On-time delivery is always guaranteed.

Our reports incorporate an analysis of national trends and current market data from Smith Travel Research where the data is available.
Industry Leading Data
We believe having a large quantity of current and verified market data is the basis for everything we do. For this reason, we employ four researchers to track current listings, hotel sales, new supply, and operating data. This is all incorporated into our industry-leading database that includes approximately 75,000 hotels across the United States with over 30,000 sales.

We personally verify all of our sales with a source familiar with the sale and never just rely solely on comparable data subscription services, which are often incomplete or inaccurate.
Service Area
We work nationwide and have appraised hotels in all 50 states. Our core competency is the ability to appraise any lodging property in any location in the United States. We maintain permanent appraisal licenses in more than 20 states and can obtain temporary licenses in any other state as needed.
